"Walking distance to CIQ" is the most overused line in Johor Bahru property marketing. Some projects really are a few hundred metres from the checkpoint. Some are two kilometres away and rely on a shuttle bus. Both get the same words on the brochure.
First, the geography, so we are talking about the same corner of town. The CIQ is the Malaysian checkpoint building at the Causeway, with JB Sentral train station attached to it. The Bukit Chagar RTS station is being built right beside them, targeted to open around the end of 2026, with a ride of about five minutes to Woodlands North. So "near the CIQ" and "near the RTS" mean the same spot. Everything below is measured to that spot.
Tier 1: you can actually walk

Rule of thumb I use with buyers: one kilometre is 12 to 15 minutes in JB heat, more if you are carrying groceries or walking with a child. Anything under a kilometre is a daily walk. Anything over 1.5 km is a "sometimes" walk.
Tier 2: "near CIQ" on the brochure, check the walk yourself
Calia Residences, Paragon Gateway and Paragon Signature Suites are all described by their developers as near the CIQ. Paragon Gateway sits opposite Columbia Asia Hospital and is about three minutes' drive to KSL City Mall. For these three I map the actual walking route for each buyer, because the time depends on which gate you exit from and which footpath is open. Ask me and I will send you the route with the minutes on it.
The Iconic by PGB in Stulang Darat, beside Paragon Suites, is the one to be careful with. The developer quotes 7 to 8 minutes on foot and a 5 minute free shuttle to the checkpoint. By road the checkpoint is about 2.0 km away and the RTS station about 2.0 km. Two kilometres is a 20 to 25 minute walk, so treat the shuttle as the realistic daily answer and the walk as a weekend option.
Tier 3: you will drive

"Ten minutes" is an off-peak number. On a Friday evening or Sunday night, the queue to the Causeway can add a lot to that, and it affects every project in this tier equally. Walkers and, from late 2026, RTS riders skip the vehicle queue entirely. That is the real reason people pay more for Tier 1.
What walking distance costs
From the price comparison: Tier 1 projects list at roughly RM1,000 to RM1,300 per square foot. Tier 3 projects list at about RM650 to RM870. On a 600 sqft unit, a RM400 psf gap is about RM240,000.
Whether that is worth paying comes down to one question: how many times a week will you cross? If the answer is five or more, the walkable premium buys you back an hour or two every day and removes the parking and Grab costs on both sides. If the answer is once on the weekend, Tier 3 gives you roughly double the floor area for the same money.
Two things the brochure leaves out
Covered walkways. JB gets afternoon storms most of the year. A 300 m walk under cover is a different experience from an 850 m walk on an open pavement. When you view a unit, walk the route to the checkpoint once, at the time of day you would actually use it.
Which entrance you use. The CIQ has separate pedestrian and vehicle approaches, and the walking route into the building is not the same as the driving route. Projects on the JB Sentral side (Gensphere, CTC Skyone) feed the pedestrian entrance directly. I check this for every buyer before they book.
How to use this
- Decide your tier by how often you cross, not by the brochure.
- In Tier 1, compare on price per square foot and unit size; they are all walkable.
- In Tier 2, ask me for the mapped route before you decide.
- In Tier 3, buy space; the drive is the same for all of them.
