The question I get most from Johor buyers: should I buy a landed home or an apartment? The honest answer depends on budget and use. Here are three projects I handle, with real numbers.

How I think about it
- Entry cost. An apartment gets you in at a quarter of the price of the cheapest landed home on this list. If your budget is under RM500,000, the real choice is between apartments.
- Space and land. Landed gives 2,000 to 3,000 sq ft built-up on your own title and land. Apartments give 506 to 893 sq ft at D'Secret Garden 2.
- Ready or later. Greenwoods has completed units in Phase 8A today. The Riveria and D'Secret projects are under construction with completion dates in 2028 and 2030, so you pay progressively and wait.
- Running cost. Gated landed communities charge a monthly fee (RM170 at Greenwoods). Apartments charge per square foot (RM0.10 psf at D'Secret Garden 2 after the first year).
